This BOMA Area Analysis project was commissioned to develop a comprehensive leasing package for the University of Guelph Research and Innovation Centre — a 59,000 SF institutional research facility requiring detailed occupied and rentable area calculations, BOMA-compliant floor plans, and a complete global summary of areas to support occupancy management and leasing administration.

Creative Angle's Engineering Technologists completed a full LiDAR scan of the property, capturing precise measurements across all areas of the building. BOMA area calculations were produced in accordance with the BOMA International measurement standards, delivering area summaries and allocations, occupied and rentable area calculations, a BOMA Global Summary of Areas, and fully annotated BOMA area floor plans — alongside a full iGUIDE 3D virtual walkthrough of the facility.

BOMA measurement standards are the accepted benchmark for commercial real estate area calculations in Canada and internationally — used by property managers, landlords, tenants, and real estate professionals to establish fair and transparent rentable area for leasing purposes. Accurate BOMA calculations are particularly important for large institutional and multi-tenant commercial buildings in Toronto and the GTA where even small measurement discrepancies can have significant financial implications for leasing agreements and common area cost allocations.
