CAD As-Built Package
Plus Exterior Elevations & Reflected Ceiling Plans
DESIGN, PERMIT SUPPORT & CONSTRUCTION GRADE
This CAD As-Built project documents a 2,500 SF commercial property in Toronto undergoing a full renovation and fit-out to convert a former beauty salon into a bar and restaurant. The project required design-grade existing conditions drawings to support the architectural design, permit submissions, and construction coordination for a complete change of use and interior fit-out.
Creative Angle's Engineering Technologists completed a full LiDAR scan of the property in a single site visit, capturing precise measurements of all architectural, mechanical, electrical, and plumbing elements across the building. Drawings were produced in AutoCAD and delivered in DWG and PDF formats, alongside a complete set of reflected ceiling plans, exterior elevation drawings, a full iGUIDE 3D virtual walkthrough, and tagged building equipment photos for the project team.
Commercial fit-outs and change-of-use projects in Toronto present unique existing conditions challenges — particularly in older buildings where MEP systems have been modified over multiple tenancies and original drawings are unavailable or unreliable. Accurate as-built documentation at the outset of a project eliminates costly surprises during design and construction, and provides a reliable base for permit submissions to the City of Toronto.

PACKAGE FOR?
The Commercial CAD As-Built is the right choice for architects, interior designers, and contractors managing commercial renovations, tenant fit-outs, or change-of-use projects in Toronto and the GTA. It is particularly well suited to:
-
Restaurant, bar, and hospitality fit-outs requiring permit-grade drawings
-
Retail and commercial tenant improvements
-
Office renovations and reconfiguration projects
-
Change-of-use applications to the City of Toronto
-
Multi-tenancy buildings where original drawings are unavailable
The inclusion of reflected ceiling plans makes this package especially valuable for commercial projects where mechanical, electrical, lighting, and HVAC coordination above the ceiling line is critical to the design and construction process.
COMMERCIAL AS-BUILT DOCUMENTATION — WHAT'S DIFFERENT?
Commercial as-built projects typically involve more complex MEP systems, multi-tenancy configurations, and stricter permit requirements than residential work. Creative Angle's Engineering Technologists are experienced across a wide range of commercial property types in Toronto and the GTA — from hospitality and retail to office, industrial, and mixed-use buildings.
