REVIT As-Built Package
DESIGN, PERMIT SUPPORT & CONSTRUCTION GRADE
This Revit As-Built project documents a 7,000 SF+ mechanical garage in the Greater Toronto Area undergoing a full change-of-use conversion into a commercial shop. Commissioned by the project architect, the package required a fully coordinated 3D Revit model and design-grade existing conditions drawings to support architectural design development, change-of-use permit submissions, and full construction coordination across all areas of the building.
The property features a mezzanine level and active loading docks — two elements that add significant complexity to existing conditions documentation and require precise vertical measurement, structural column location, and overhead clearance data to be accurately captured and modelled. Creative Angle's Engineering Technologists completed a full LiDAR scan of the entire property in a single site visit, capturing precise measurements across the ground floor, mezzanine, loading dock areas, roof structure, and all building elevations.
The complete package was delivered in RVT and PDF formats, alongside a full set of reflected ceiling plans, exterior elevation drawings, roof plans, a full iGUIDE 3D virtual walkthrough, and tagged building equipment photos — giving the architect and project team a comprehensive, fully coordinated base model to design from.
Industrial and automotive buildings undergoing change-of-use conversions in the GTA present some of the most complex existing conditions challenges in commercial practice — non-standard structural bays, loading dock infrastructure, mezzanine slabs, embedded floor drainage, compressed air systems, and heavy MEP equipment all need to be accurately documented before any design work begins. A Revit as-built model ensures the architect has a reliable, parametric record of every existing element, dramatically reducing the risk of design conflicts and costly on-site surprises during the conversion.
